Guys, mangayo unta ko tips ninyo or suggestion on buying properties like land, house and lot, farm, etc.!
Pila diay Sqm karon dinhi sa Cebu og Mandaue?kay naa man gud nag-offer nako 411 sqm. Title LOT for only 150k somewhere here in Mandaue..Yes!Seriously.. that's why mangutanan unta ko ninyo unsay angay nako buhaton. naa mn daw xa title og name jud sa iya mother.. ako pangutana bah gusto unta nako ipa verify first sa city hall ang title as my first step?then ako tan-awon actual lot area gikan sa MAP. Pila kaha per square meter dinhi sa Mandaue noh?am sure mahal cgro kay labi na hapit na mahuman SM Mandaue..

IMHO, pang segurista ra ni akong gi-ingon bro for surveying lands, but dapat segurista pud ka kung mo-palit og yuta, tungod kay perting dugaya mahusay ning mga kaso kung yuta na ang istoryaan sa korte. mo-abot ni'g more than 10years ang uban kaso.

ang naa sa title, kay sulat ra naa diha, mga pangalan, date, pirma, mura'g certificate lang.

First thing is to ask for a certified true copy of the title or tax declaration and updated tax payments(amilyar).

Then go to the registry of deeds to verify if the property doesn't have any encumberances i.e. naprenda sa bangko or nabaligya na nya gi recycle lang ug baligya na pud or naa laing tag iya.

To verify value of property adto ka BIR OR ASSESSOR's office to know zoning value of said property.

If everything are in order and the deal is close, magpa survey na. Then Deed of Sale is signed accordingly, kinahanglan bayaran ang docs stamps within 1 day yata or 1 week after signing not sure though ask lang...then pay capital gains tax sa BIR sa may Tabunok, then wait for the title to be released.

BTW, kinsa ang nagbaligya ang nakapangalan sa title or anak? if inahan ang nakapangalan, patay na or buhi pa? If patay na, consult lang ug lawyer or real estate broker for u to be familiar with the legalities re : titling
